Property fraud in Karachi is rarely dramatic. It is quiet — a forged mutation, a stale NOC, an inheritance share never disclosed. A disciplined document review before payment is the single best insurance against multi-year litigation later.
1. Confirm the chain of title
Insist on all prior sale deeds and mutation entries from the current owner backwards. Certified copies from the sub-registrar's office and the concerned society or authority (DHA, KDA, MDA, cantonment) must match one another — any gap is a red flag.
2. Verify mutation and society records
In DHA, KDA, MDA, Bahria Town or a cooperative society, obtain a fresh member statement, transfer receipt and NOC in the seller's name. Verify that the person signing the sale agreement is the same person shown in the society record.
3. Check encumbrances and litigation
Ask for an affidavit that the property is free of loan, mortgage, injunction and litigation. Where the amount is significant, we independently search cause lists and sub-registrar records for any registered charge.
4. Inheritance and family shares
If the seller obtained the property by inheritance, insist on the succession certificate or letters of administration and confirmation from all legal heirs. Undisclosed shares are the most common source of property litigation in Karachi.
5. Payment plan and stamp duty
Structure payments against document milestones — token on agreement, part payment on presentation of NOC and clean documents, balance at transfer. Calculate stamp duty and registration charges in Sindh in advance so nothing derails closing.
6. Registration and mutation in your name
Execute the sale deed before the sub-registrar; obtain the registration receipt; and immediately apply for mutation in your name in the society/authority record. Do not treat mutation as optional.
